Landlord Compliance Check Service - Just £60 + VAT

Fast document audit so you can serve Section 21 or Section 8 with confidence

Being a landlord (or managing a portfolio as a letting agent) means staying on top of ever-changing legal duties. One missing certificate or out-of-date notice can wipe out your right to regain possession and expose you to hefty penalties. Our fixed-fee compliance check gives you peace of mind before you take the next step.

Why a Compliance Audit is so important in 2025

  • New rules around electrical safety reports (EICR) and upcoming minimum EPC ratings tighten every year.

  • Section 21 validity now hinges on having every prescribed document in place before service.

  • Local authorities and no‑win‑no‑fee firms are increasingly targeting landlords for gaps in paperwork.

  • Letting agents face reputational damage – and loss of management fees – if compliance is missed.

In short, a quick DIY checklist may work for the well‑prepared. For everyone else, a professional review is the low‑cost insurance policy that keeps you on the right side of the law.

What We Review (at a glance)

This is not an exhaustive list, but the areas we most commonly resolve for clients:

  • Gas Safety (CP12) timing and tenant service history

  • Energy Performance Certificate (EPC) rating & expiry

  • Electrical Installation Condition Report (EICR) evidence

  • How to Rent guide version & service proof

  • Tenancy Deposit Prescribed Information & scheme compliance

  • Smoke & carbon‑monoxide alarm declaration

  • Right‑to‑Rent check records

  • Licence or selective licensing evidence (where applicable)

  • Any previous Section 21 / Section 8 notices and service dates

If you hold additional documents (e.g. Legionella risk assessment or insurance policies) we’ll flag where these strengthen your legal position.

Frequently asked questions

Is this the same as an eviction service?

No. A compliance check reviews your paperwork before you serve a notice. If you later decide to evict, you’ll already have everything in place.

Does the £60 + VAT cover multiple properties?

The fee is per tenancy. For portfolios, ask about our multi‑property bundles.

Will the £60 compliance fee be deducted if I later instruct an eviction notice?

Yes. If you ask us to draft and serve a Section 21 or Section 8 notice within 90 days of your audit, we’ll credit the £60 + VAT against our standard notice service fee.

What happens if I fail an item?

Your report includes clear instructions (and template wording where possible) so you can correct the gap. We can also arrange remedial certificates for an additional fee.

How quickly can I serve my notice after the audit?

If your documentation passes, you can serve immediately. If fixes are needed, you must complete them first – we’ll explain the order and timescales.

Can tenants see the report?

The report is for your internal use (or your agent). You decide what to share.
